VE Market Update

We are a bit late in publishing our newsletter, but when you read how busy we have been, you will see why!

There are currently five Venetian Estates properties listed for sale on HAR.com, ranging in price from $599,000 (an off-water property) to $2.1 million.

Since our last newsletter in August, we have sold eight VE homes! This must be a record for our neighborhood, which has historically had little turnover. Kelly listed and sold one of these eight homes within a 24-hour period, and we broke another record for land-value sales in VE! Two of our sales, at 911 San Marino and 302 Piedmont, are pending and scheduled to close soon.

Kelly listed the gorgeous home at 106 Sorrento—it is fabulous inside and out! The floor plan is ideal, and fine, custom appointments and finishes are at every turn. The sunsets are stunning from the sprawling covered outdoor living, cooking and dining areas. The property is complete with a whole-home generator and turnkey audio-visual system. Sugar Land Market Update

We have worked incredibly hard for our VE buyers and sellers, but we love this neighborhood, and that makes our work fun! As we said in our last newsletter, “Customizing marketing approaches to serve our luxury clients is our specialty!”  We are happy to tailor services to create optimal experiences through the sale/purchase process to achieve results! However, we are your go-to source for any of your Houston-area real estate requirements! Alongside our VE transactions, we also have recent sales in Alcorn Bend/Sweetwater, Sugar Lakes, Sugar Creek, Belknap Brookside and Sugar Mill. This month we closed on the sale of our listing on Neal Drive on beautiful Cleveland Lake. We utilized our deep market knowledge and relationships to procure another 24-hour sale. Our goal was to make the process as smooth as possible for the estate-seller and to help the buyer realize their dream to purchase a waterfront home with a spectacular, private lake view. Even with an ever-dwindling supply of housing and a lingering pandemic, consumers bought homes at a frenzied pace in October, keeping the Houston real estate market on the path to a record year.” The luxury market experienced the greatest increase in sales volume: homes priced at $750,000 and above leapt 81.6% compared with October 2019. The sales frenzy, combined with the decline in new listings, has sent inventory to its lowest level in almost six years.

 

Neighborhood News

Our clients Renee and Todd Triggs purchased the home at 715 Santa Maria. They are moving from Commonwealth, where they have lived for 19 years. Todd works in Real Estate Investments for Camden Property Trust. Renee is a retired teacher but recently returned to the classroom as a Kindergarten Teaching Assistant at St. Laurence. The Triggs have two children: Christina, 25, is a Campaign Manager for The Leukemia Lymphoma Society in Houston. Brandon, 23, is graduating from Ole Miss with a Masters in Accountancy and will work for Deloitte in their Houston Tax office. The Triggs are planning a major remodel and hope to be living in their new home in spring 2021.
